Living in the rainy and very wet Northwest can have a big impact on your home if your roof and gutter system is not in good condition. Something as simple as bent flashing can result in water intrusion, so performing a regular check-up on your roof and gutters can help save a lot of heartache later, not to mention save you money.
I could spend days talking about roofs and the various products available on the market today, but I am no expert -- so I will just cut to what I know and what I've learned from years as a real estate professional who has attended hundreds and hundreds of home inspections.
Roof Replacements: Most composite roofing material that is on homes today outside of a newer roof that has been put on in the past 5-10 years, will have a lifetime of about 20-30 years and that is dependent on how well it was installed and how well it was maintained. Yes, your pro-active maintenance can help ensure you are maximizing the life of your roof. So if for example you live in a home that is 20 years old with it's original roof, you may want to start setting aside funds to replace your roof in the coming years. If you are contemplating having your roof replaced, I encourage you to shop around - you will find a vast range in pricing when you speak with contractors about roof replacement so always be sure to compare "apples to apples" for example ask all the contractors to bid the same materials, ask them if their bid includes tear off and removal of the old roof or do they plan on lying the material over the existing roof?
HOA Approval: If you are planning to replace your roof and live in a community where there is an HOA and/or CCRs you will want to verify if you need approval to do so. Many associations have specific materials that they require you replace your roof with so don't be shocked if you were budgeting $14,000 for a 30-year composite roof replacement and your HOA requires you go with a 3-Tab Presidential material that is twice the price. Know what you are in for well in advance so you don't have any surprises at the last minute.
Roof Leaks: If you discover what you believe may be a roof leak, do not delay in having it repaired. Unattended moisture intrusion in our NW climate can result in mold issues and that is a whole other mess you don't want to deal with. Having a roof come out and do a patch is a relatively simple process, just be sure they warrant their work.
Roof Maintenance: Because we do live in the Northwest, moss build-up can be a common issue, so having your roof cleaned every now and then is a great idea. If unattended, moss can build up under shingles and lift them up allowing for water intrusion and a greater potential for leaks. If you are wearing appropriate safety gear and not afraid of heights this may be a task you can tackle on your own, but we always refer our clients to Roof Cleaning Specialists to tackle this dirty job. Many roofing companies can treat your roof with a zinc spray that helps to keep moss at bay -- it's a bit pricey but can be a worthwhile investment.
Gutter Maintenance: Although the beautiful Fall season can provide a beautiful colorscape with orange, yellow and red leaves as they fall from their trees they will inevitably find their way to your gutters, along with needles from pine trees. Typically, most folks will wait until Spring to do gutter clean up and again, this is a dirty task you can accomplish yourself with a ladder, gloves and helper on the ground to clean up the mess you dig out -- but we don't recommend that. There are a number of gutter cleaning companies out there that can come out and within a day ensure all the gunk is out of your gutters and keep water moving smoothly through your gutter system. If you do have someone out ask them to let you know if there are any sections that need repair. Fixing broken gutters, elbow sections, etc can prevent an overflow of water to areas that won't fair well with too much water -- so once again, stay on it and be sure to fix issues as soon as you are aware of them.
